1. Acceptance of Terms and Conditions
1.1 By using the website "Just Your Home Estate Agent ", the user ("You") agree to these Terms and Conditions.
2. Accuracy of Information
2.1 In no event or circumstance shall "Just Your Home/Just Cumbria Homes" be liable for any special, indirect or consequential damages or any damages whatsoever resulting from loss of use, data or profits, whether in an action of contract, negligence, arising out of or in connection with the use or performance of this information.
2.2 It is your responsibility to verify any information that you may obtain on "Just Your Home/Just Cumbria Homes" with independent authorities before acting upon it.
2.3 It is your responsibility to use suitable anti-virus software on any material that you may download from the "Just Your Home/Just Cumbria Homes".
3. Limitation of Liability

"Just Your Home/Just Cumbria Homes" ADVERTISERS TERMS AND CONDITIONS
1. Introduction
1.1 This advertisers agreement ("the Agreement") is made between Just Your Home/Just Cumbria Homes, (“The Agent” and the Customer ("You”).
1.2 By entering into this agreement you are confirming you have read these Terms and Conditions and agree to them.
1.3 You agree to "the agent” publishing your advert details on our web site and any external property portals paid for.
2. Your Responsibilities
2.1 You have the legal right to sell the property.
2.2 You will pay the full marketing fee agreed with the agent before your property will be advertised.
2.4 You have obtained permission from the owner of any photographs used in the advert. The agent will not be held liable for breach of copyright.
2.5 If you have a contract with another Estate Agent, you have independently checked your contract with regards to the terms and conditions that you must pay the other Estate Agents commission. If later it is found that you are legally bound to pay the Estate Agents commission, "the agent" will not be liable.
2.6 Only one property may appear in each advert.
2.7 You accept that you only have a 7 day cooling off period to cancel any agreement.
3. "Just Your Home/Cumbria Homes" Responsibility
3.1 We will supply a 'For Sale' board where requested, within 7 working days once payment has been received.
3.2 We will advertise your property on our website within 5 working days and any external property portals within 5 working days as long as cleared funds have been received. (After Jan 1st 2008 this will be within 5 days of the Home Information Pack (HIP) being completed.
3.3 The until sold option will be reviewed every 6 months from the date the service was purchased. We will re-market your property every 6 months for free should your property remain unsold.
3.4 We will, to the best of our efforts, ensure that the "Just Your Home/Just Cumbria Homes" web site is available at all times. We reserve the right to take the site 'off-line' without prior notice for essential maintenance and upgrades.
4. Refunds
4.1 You may cancel this contract by informing "the agent" in writing or email within 7 days of signing a contract..
4.2 No refund will be made after 7 days All advertising after 7 days is classed as 'Free of Charge'.
4.3 Under no circumstances will our liability exceed the value of any marketing fee received
4.4 This does not affect your statutory rights as a consumer.
